There are 97 units in The Promenade building that was built in 2006 by the Olson Company. Location is all about The Promenade. It is within walking distance to the beach, dinning, entertainment and transportation in downtown Long Beach. This modern, high tech contemporary building offers residents an interior courtyard, fitness center and security including underground parking and pivate storage.  Most of the  condos have granite countertops, dark hardwood flooring, custom paint, marble floors in the bathrooms, travertine tile floors in 2nd bathroom, maple cabinets,  granite in the kitchen and stainless steel appliances….of course each unit may differ a little…

Long Beach Real Estate Trends of Single Family Homes for November 2008 in 90802 Downtown Area

There are 22 single family homes on the market in 90802 zip code of Long
Beach, California.  The lowest priced home is $125,000 for a two bedroom, 1
bath home…wow….and the highest priced, pull out your check book, home is
$3,495,000.  What do you get for 3.4 Million?  You get 50 feet of
beach frontage with 180 degree ocean view…wake up in the morning to view
Catalina to the entire coastline of Long Beach.  This three bedroom, four
bathroom home has 3,100 square feet built in 2008.  It is a tri-level home

Accepting Backup Offers or Not, What is the Gig?

When an offer comes in from a buyer, depending on the offer, your listing
agent may suggest that you accept backup offers just in case the current buyer
does not continue with the purchase.  How can you tell?  I think it
depends on the offer that the buyer wrote with his/her agent.  If it
appears weak in terms of not having a large enough deposit or down payment, it
doesn’t hurt the seller to accept backup offers.

Now, those backup offers do not automatically knock out the buyer who the
seller has accepted an offer with…they are just in case type of offers.

There are 257 condos for sale in 90802.  They range in price from $99,900 for a one bedroom, one bathroom with 552 square feet to a 3 bedroom, 3 bathroom condo for, get your check book, $2,449,000.  Of course with the $2 million dollar price tag you get 3,249 square feet…you get awesome ocean views and lots of windows…check it this downtown Long Beach condo.

In the month of October 2008, the following real estate activity occurred in Long Beach, California in the zip code of 90802.  This zip code is most associated with the downtown area.

There are 18 single family homes on the market as of today priced between $135,000 for a one bedroom, one bath to $2,995,000 for a four bedroom, four bathroom home with 3,200 square feet.  The average price of all of these 18 Long Beach homes in this zip code is $585,556 with average of $319 per square foot and they have been on the market for sale for an average of 111 days.

Backup offers
